Is there a telephone and high speed internet in the vacation home?

Yes, there is a telephone and high speed internet in all homes. Most units have free local and US/Canada long distance calls (except studios). The telephone number to the property is given with your directions and arrival instructions. Most homes have wireless internet or at the very least ethernet connection.

Are the vacation homes cleaned daily?

No, the vacation home is cleaned before your arrival and after your departure. You can request a Mid-stay Clean at an additional charge. A Mid-stay Clean includes: changing linens and towels, cleaning all bathrooms, kitchen area, vacuum and dusting, sweeping and mopping and refreshing your starter paper products.

Does the home have gas grill?

Depending on the owners wishes most homes do have gas grills although cannot be guaranteed. If gas grill is provided we are not responsible for the replenishment of propane. This can be refilled locally at Walmart for small charge.

Is there air conditioning?

Yes, all of our homes have air conditioning.

What is required to make a reservation?

When you find the property of your choice you can either book the property online or call us at 1-941-460-0410. When making your reservation we require a 20% deposit. The remaining balance is processed 45 days prior to check-in.

When is check-in & check-out time?

Most properties will be available for Check-in at 4.00p. If the property has a check-out the day of your arrival we will not be able to coordinate an early check-in. Check out time is 10.30 a.m.

What do I need to bring to the vacation home?

All of our rental properties provide linens, towels, hair dryer(s), washer, dryer, and fully equipped kitchens, so you should only have to bring personal items (body soap, shampoo, etc) and grocery items. Some paper products (toilet paper, paper towels, etc.) are supplied to get the guests started, however, additional supplies must be purchased by the renter.

Do I need towels for the beach?

Yes, other than on rare occasions, all of our rental properties provide standard bath towels only. Please do not take the provided bath towels to the beaches!

Is smoking permitted in the rental properties?

No, absolutely no smoking inside any of our rental properties. Smoking is only allowed on outside pool decks or patios.

Is TMI Real Estate Company and Rentals Inc licensed by the State of Florida?

Yes, we are licensed by State and the County to provide short term rentals.

I have lost or forgotten something at the property but already checked out!

Please contact us as soon as possible via email or by phone and provide us with a detailed description of the item left/lost at the property. We will try our best to locate the item for you. If an item cannot be located by our staff or the cleaning staff prior to the next guest arrival (which could be on your departure day), it may not be there anymore when they leave. Please note: We cannot be held responsible for any of your lost items.

Are the properties sprayed against pests?

All of our properties receive regular professional pest control service, however, please keep in mind that we are in Florida and you will likely still see different types of pests around the property.
